Improper Covered Patio Framing

Improper Covered Patio Framing

Pictured in this South San Antonio Home Inspection is a patio cover that was added on to this home that was built in the 60's. The patio cover was not properly framed or properly fastened to the home. There also is not an acceptable slope of the frame for the roof. With composition roofing there should be at least a 2/12 pitch on the roof. The bottom picture shows the ponding on the roof due to, not just the lack of adequate slope but also sagging due to the undersized joist / rafter combo framing members. Also there is no finish (stain, sealer or paint) on the exposed wood to help prevent deterioration. The tree branches should be cut back to prevent damage on this and any roof areas

I know that there is that

I know that there is that old half joking sainyg about everything can be fixed with duct tape but that looks crazy. I doubt a proper repair would cost that much and then you wouldn't have to worry about it.Rich Dansereau's last blog post..Athletic Alley Blog Carnival May 6, 2009
